1. Opportunity

2. Construction and boom
Capital is committed in stages against milestones. Progress is visible and the market is strong. The decision is whether each draw, each fixed obligation and each pre-sale assumption still fits the base case — and what happens if the base case is wrong.
3. Financing pressure
The market turns before completion. Costs, interest, covenants and maturities keep running; sales and refinancing do not. Time becomes capital. The decision moves to Turnaround & Special Situations and to the cash view that shows when the position changes.
